Shane and AJC’s husband were friends before they were with 🐦 and AJC. Some say they met 🐦 and AJC at the Keg. They knew eachother before Shane got her the job at Forkly. Some say left her first ex after she met Shane. Gave him the whole damsel in distress act. Wonder how he feels now knowing the truth.

I’m not surprised! Someone on Reddit says the asking price is less than what they paid in 2022.

Ya they paid 1.6. They bought over asking. I would love to know what they had to put in for the renovation.

Will she be forced to lower her price?

*From Google AI: The property at XXX XXXXX Lane faces a challenging sale due to a combination of a 10-15% correction from the 2022 peak price, higher interest rates restricting buyer purchasing power, and significant environmental issues, including recurring toxic algae blooms that limit lake usage. Furthermore, strict regulatory oversight by local conservation authorities restricts redevelopment, and a high inventory of 13+ months creates a buyer’s market, likely forcing a sale price 10-20% below the previous peak.

      1. The “Sweet Spot” has Shifted ($800k vs. $1.5M) The market’s “velocity” is now in the $600,000 to $850,000 range. Affordability: With interest rates around 5%, a $1.5M mortgage is no longer feasible for the “average” recreational buyer. The “Luxury” Stagnation: Buyers with $1.5M+ budgets are currently very thin on the ground and are incredibly picky, knowing they have 13+ months of inventory to choose from.

      2. The “Algae Discount” The worsening state of Lake Eugenia is becoming a major factor in property appraisals. Limited Use: A waterfront property loses its premium value if you cannot safely swim in it or let your dog near it for two of the best months of summer (July and August). Future Risk: Buyers are wary of “buying into a problem.” Until the new oxygenation and fertilizer laws show proven results, the algae acts as a permanent downward pressure on the sale price

      3. Inventory & Competition The Neighbour Factor: With similar (or larger) homes on the same street (like 230 XXXXX Lane) sitting on the market or dropping prices, a buyer has no reason to pay a premium for XXX XXXXX. Motivation: In 2026, many sellers are facing mortgage renewals at much higher rates. Buyers know this and are “low-balling” because they suspect the seller might be feeling the financial pinch.

The Bottom Line: If the home sold for $1.6M in 2022, it was bought at the absolute ceiling of a historic bubble. In today’s climate—faced with toxic algae, high interest rates, and a surplus of local listings—it is a hard sell

*Environmental experts and local authorities are preparing for a challenging 2026 summer season on Lake Eugenia, as the conditions that trigger harmful blooms remain largely unchanged.

I feel bad for anyone going through a divorce or having to sell in this market. Luckily, Birdie doesn’t need to worry about money. No one needs to feel bad for her about her finances. She’s been very financially blessed in her lifetime. She’s always been supported by someone. First, her parents; then, her first husband; and her parents again. Plus, all the money she earns through her social media. Can you imagine being paid $60,000 for a story on Instagram? That’s what she makes, and even more for a post. What a lucky lady. She didn’t need an education or work experience to earn millions. She’s been able to save most of her earnings, as all her clothing, dinners out, medical spa treatments, toys for the kids, makeup, a $5000 bike, car lease, vacations, including family trips to Disney World, Disney Cruises, Club Med, and so on, have been gifted to Birdie.

I can imagine life is pretty stress-free when you don’t need to worry about having enough money to get through each month. I wonder if Sarah will try to play the “poor me” card with this divorce? I think that would be a bad idea.

Quote from Shane from the Papaya Podcast, September 2023.
